How can I apply for an apartment?
Applying for your apartment home using our Online Application is quick, easy, convenient, and secure. Use our apartment search to select the community you are interested in, choose the apartment that suits your needs, and click "Apply Online."

What if I’m not ready to apply? What other options are there?
If you’re not ready to apply, click “Request to Hold” to send your information to our Leasing Office, and they’ll contact you shortly.

What do you look for in the application?
We use a company called SafeRent to process all of our applications. They are a third-party, independent screening service. They look at your credit, leasing history, and employment history to come up with a score. You don’t necessarily need perfect credit in order to be approved; one of the important considerations is any history of evictions.

Is there any specific advice you can give to a first-time renter?
Congratulations on moving out on your own! You should check out our First-time renters' guide. It provides specific tips to make renting your first apartment a positive experience.

How can I check availability for furnished apartments?
Please contact the community directly to check on availability and pricing for furnished apartments.

Does it cost anything to take a tour?
Absolutely not! You will need to bring a photo ID, but there is no charge to view our model and/or vacant apartments and community amenities. We look forward to showing you around!

Do I have to make an appointment or do you accept walk-ins?
We encourage appointments if you have an idea of what day and time you will be stopping by, so that we can make sure someone is available to meet with you. If your schedule requires more flexibility, you may stop in any time during office hours and we’ll give you a tour. We do ask that you stop in at least 30 minutes before the office closes so we’ll have enough time to show you around.

Does this community offer a bonus if I was referred by one of my friends?
Many of our apartment communities do offer a referral reward. On your first visit, make sure you let the office know that you were referred by a current Home Properties resident, and provide their name.

Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
Most of our apartment communities offer a variety of lease terms, and the prices vary based on the length of the lease. Please talk with the staff at the community you’re interested in for more information.

What is the renters’ insurance policy?
Our apartment communities do require renters’ insurance for the protection of our residents and their belongings. Please speak with your leasing consultant for more information.

How accessible is the management at the local office?
Our community staff is available during office hours to assist you with any questions or issues you may have. You can also email us anytime, and we’ll respond during office hours. All of our communities offer 24-hour emergency maintenance, as well–simply call the phone number you’re given when you move-in.

Where specifically in the apartment community is the apartment located?
When you're looking at a specific apartment, make note of the building number, and then click on "Property Map." You can use the map to find the specific location of each building number.

What will you do to prepare my apartment before I move in?
Before you arrive, Home Properties' team of professionals will be very busy preparing your new home. Our professional staff will: 
  • Paint the walls for a fresh, clean look.
  • Clean all the floors and shampoo the carpets.
  • Completely sanitize your kitchen and your bathrooms.
  • Clean your kitchen appliances - inside and out - and inspect them to ensure everything is in top working order.
  • Clean and test your heating and air conditioning systems to ensure everything is operating efficiently.
  • Clean and test your energy-efficient light fixtures to ensure safe usage.
  • Clean and test all windows and window treatments to ensure that they are easy to open and close.

For Current Residents

What fees will I need to pay if I have to break my lease?
Depending on your specific circumstances and the reason for breaking your lease, the fees may vary. Please discuss this with someone at your community’s leasing office.

How do I pay my rent online?
Visit your community’s Resident Website, and select the “Pay Rent” option under “Resident Services."

Does this community offer a referral bonus if I tell my friends?
Many of our apartment communities do offer a referral reward. On your friend's first visit, make sure they let the office know that they were referred by a current Home Properties resident. Your friend will need to provide the office with your name.

If I transfer from one apartment community to another, will my security deposit transfer to the new community or do I need to pay another security deposit to the new community?
The leasing office at your new community can take care of all the transfer paperwork and answer any questions you may have about the process.

Will I be allowed to sublet my apartment?
Please contact the leasing office at your community.

Where does Home Properties own apartment communities?
We are located along the East Coast near major cities such as Baltimore, Philadelphia, Boston, Washington D.C., and New York. We also own communities in the Chicago area and in South Florida. Is Home Properties publicly traded?
Home Properties was publicly traded on the New York Stock Exchange under the ticker symbol HME until October 2015 when Lone Star Funds acquired the company; we are now privately held.
