Natural Resources Inventory and Forest Stand Delineation No. 4-07001 was approved by the Maryland National Capital Park and Planning Commission on October 12, 2006. Forest Conservation standards will be addressed through on-site landscape plantings and street trees, per the Sector Plan.
Highlights of this study indicate that perennial Waters of the United States (WAS) is located within the East Parcel as indicated by a base water flow, soils and surrounding vegetation. The hydrology of the drainage area in the North Parcel is provided by storm flow only and not capable of supporting a wetland plant community and anaerobic conditions in the soils. A potential wetlands system is located within the western portion of the West Parcel.

The Property is currently zoned CBD-R1. The East and West Parcels to the south and southwest are zoned R-20 and, as noted above, are improved with garden apartments and related amenities that will be retained. The property to the west, across 16th Street, is zoned R-10 and is improved with the 10-story high-rise Summit Hills Apartments (1,128 apartments). The property to the north is zoned CBD-1 and is improved with a 10-story office building. The Metro railroad bed exists to the north and east of the property and the confronting properties on the other side of the Metro tracks are zoned CBD-1 and CBD-2 and are improved with Elizabeth House, a 15-story residential high-rise and the new courthouse building. The property to the southeast is zoned CBD-3 and is improved with a Rite Aid drugstore and other commercial establishments. Finally, to the southeast, across East-West Highway, the property is zoned CBD-2 and is improved with the 14-story high-rise Lenox Park Apartments.
