For Future Residents

 

What do you look for in the application?
We use a company called SafeRent to process all of our applications. They are a third-party, independent screening service. They look at your credit, leasing history, and employment history to come up with a score. You don’t necessarily need perfect credit in order to be approved; one of the important considerations is any history of evictions.

 

How good does my credit need to be?
Home Properties goes through an independent company called SafeRent for the application process. Credit rating is just one of the many factors that are considered when applying. You may pre-screen yourself for $9.95 to see if you are approved for leasing an apartment at one of our communities by clicking “Check Availability” on any of our community listings.

 

Is there any specific advice you can give to a first-time renter?
Congratulations on moving out on your own! You should check out our “First-time Renter Advice” page. It provides specific tips to make renting your first apartment a positive experience.

 

Where on the website can I check availability for furnished apartments?
You can view the communities that offer furnished apartments for rent, and then contact the community directly to check on availability and pricing for furnished apartments.

 

Does it cost anything to take a tour?
Absolutely not! You will need to bring a photo ID, but there is no charge to view our model and/or vacant apartments and community amenities. We look forward to showing you around!

 

Do I have to make an appointment or do you accept walk-ins?
We encourage appointments if you have an idea of what day and time you will be stopping by, so that we can make sure someone is available to meet with you. If your schedule requires more flexibility, you may stop in any time during office hours and we’ll give you a tour. We do ask that you stop in at least 30 minutes before the office closes so we’ll have enough time to show you around.

 

Does this community offer a bonus if I was referred by one of my friends?
Many of our apartment communities do offer a referral reward. On your first visit, make sure you let the office know that you were referred by a current Home Properties resident, and provide their name.

 

Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
Most of our apartment communities offer a variety of lease terms, and the prices vary based on the length of the lease. Please talk with the staff at the community you’re interested in for more information.

 

What is the renters’ insurance policy?
Our apartment communities do require renters’ insurance for the protection of our residents and their belongings. Please speak with your leasing consultant for more information.

 

How do I apply online?
To apply online, go to the specific community’s listing on www.homeproperties.com. Once there, click “Check Availability” next to the floor plan you would like. Find an apartment that suits your needs, and click “Request to Hold.” Follow the steps to pre-qualify yourself for $9.95.

 

How accessible is the management at the local office?
Our community staff is available during office hours to assist you with any questions or issues you may have. You can also email us anytime, and we’ll respond during office hours. All of our communities offer 24-hour emergency maintenance, as well–simply call the phone number you’re given when you move-in.

 

Where specifically in the apartment community is the apartment located?
Click “Check Availability” for the community and floor plan you are interested in. In some cases, this information is available with an aerial view of the community. Otherwise, you can note the building and apartment number and drive through the community to see the specific location. You can also view a map of the community at their Resident Website, under “your community.”

 

For Current Residents

 

What fees will I need to pay if I have to break my lease?
Depending on your specific circumstances and the reason for breaking your lease, the fees may vary. Please discuss this with someone at your community’s leasing office.

 

How do I pay my rent online?
Visit your community’s Resident Website, and select the “Pay Rent Online” option in the “Resident Services” box.

 

Does this community offer a referral bonus if I tell my friends?

Many of our apartment communities do offer a referral reward. On your friend's first visit, make sure they let the office know that they were referred by a current Home Properties resident. Your friend will need to provide the office with your name.
 

If I transfer from one apartment community to another, will my security deposit transfer to the new community or do I need to pay another security deposit to the new community?
The leasing office at your new community can take care of all the transfer paperwork and answer any questions you may have about the process.

 

Will I be allowed to sub-let my apartment?
Please contact the leasing office at your community.

 

Pet Policy

 

Do Home Properties communities allow pets?
The majority of our communities are pet friendly. Refer to the specific community’s listing for their specific pet policy.

 

How many pets are allowed?
The maximum is two pets per apartment or townhome.

 

Is there a weight limit for pets?
No, we allow pets of any size; however, there are breed restrictions as outlined below.

 

Are there any breeds that are not allowed at Home Properties communities?
The following dog breeds are not allowed (no full or mix of any of the following):

  • Akita
  • Alaskan Malamute
  • Chow
  • Dalmatian
  • Doberman
  • German Shepherd
  • Husky
  • Presa Canario
  • Rottweiler
  • Staffordshire Terrier/Pit Bull
  • Wolf
  • Other breeds may be restricted by management for life/safety reasons

 

What fees/deposits are required for a pet?
This varies by community. Please refer to the pet information bullet on the community’s listing page (in the “Features & Amenities” section).

 

What other requirements are there if I have a pet?
We require a veterinarian statement and a photograph of your pet. Your pet must be spayed or neutered. Please speak to the community’s staff about your pet(s) and any other requirements that may apply.
